Why pools leak

A leaking pool wastes water and damages what’s around it.

Pools in Dubai move with heat and ground conditions. Cracks open in the shell, fittings loosen in their sleeves, and balance tanks — often the forgotten part — lose their lining. Left alone, the escaping water saturates the ground, the plant room and any rooms beside or below the pool.

We find where the water is going before recommending anything, then specify a system suited to permanent immersion, pool chemicals and the tile finish going on top.

Pool waterproofing guide

A practical guide to swimming pool waterproofing in Dubai

A pool is one of the hardest-working structures on any property. It holds water around the clock, sits in ground that heats and cools, and is dosed with chemicals every week. This guide explains how the right system is chosen for Dubai conditions, what shapes the scope and cost of the work, how to prepare, and how to keep a waterproofed pool watertight for longer.

How do you choose the right system for a pool in Dubai's climate?

The right choice starts with the substrate. A sound concrete shell with fine shrinkage cracks needs a different approach from an older pool with hollow render, failed tile adhesive and movement at the joints. Before anything is specified, we look at how the shell was built, how it has moved and where water has been escaping, so the system matches the actual problem rather than a general assumption.

Dubai adds its own pressures. Summer heat warms the water and the surrounding deck, while cooler nights cause the shell to expand and contract. Systems for this setting need to stay flexible enough to bridge fine cracks, bond firmly to damp concrete, tolerate constant immersion and sit comfortably under tile adhesive. Compatibility between the waterproofing, the adhesive and the grout matters as much as the waterproofing itself.

  • Condition and age of the concrete shell
  • Movement at joints, steps and the coping line
  • Compatibility with the chosen tile adhesive and grout
  • Whether the balance tank and channels share the same system

What affects the cost of pool waterproofing?

No two pools are quoted the same way, because the work depends on what is found once the water level drops and the finishes are examined. The size and shape of the pool, the number of steps, benches and ledges, and the amount of detailing around corners all change the labour involved. Freeform pools take longer to prepare and coat than simple rectangles.

The biggest variable is usually the condition beneath the tiles. If large areas of render are hollow or the old adhesive has failed, more removal and rebuilding is needed before any waterproofing goes on. Access for equipment, the number of fittings to rebed and whether the balance tank, overflow channel or water features are included will also shape the itemised quotation you receive.

How should you prepare before the work starts?

Good preparation on the client’s side makes the project smoother. It helps to tell us when the pool was built or last refurbished, whether any repairs have been attempted, and whether you have noticed damp in nearby rooms, the plant room or the garden. Any drawings showing pipe routes and the balance tank location are useful if you have them.

Before draining, agree with us how the water will be discharged and whether the pool equipment needs to be switched off and isolated. Clear the deck of furniture, plant pots and covers, and plan for restricted access to the pool area while work is under way. In villa communities, it is worth checking whether the developer or owners’ association needs to be notified.

  • Share the pool’s history and any past repairs
  • Agree drainage arrangements before emptying
  • Clear furniture and covers from the deck
  • Check any community notification requirements

How long do the works and curing usually take?

Timing depends on the size of the pool, how much preparation is needed and the system specified. Removing tiles and repairing render often takes longer than applying the waterproofing itself. Once the system is applied, it must cure according to the manufacturer’s data sheet before the water test, and again before tiling and refilling. Each of these stages is a hold point, and swimming pool waterproofing should never move to the next one early.

Dubai’s summer heat can speed up surface drying while the material underneath is still curing, so work is often scheduled for cooler parts of the day and protected from direct sun where practical. Rushing the curing stage is one of the most common reasons a new system fails early. We give you a realistic programme in writing before the pool is drained, so you know what to expect.

Which installation mistakes should you avoid?

Many pool leaks we investigate come from shortcuts rather than poor materials. Coating over hollow render, skipping crack repairs or applying a system to a dusty, contaminated surface will undermine even a good product. Fittings that are simply sealed around, rather than properly bedded into the system, remain a weak point, because the joint between a fitting and the shell is where movement concentrates.

Another frequent mistake is treating the shell and ignoring the balance tank or overflow channel, which then carries on leaking. Tiling before a proper water test hides any defect behind a new finish, and finding it later means stripping the new tiles. Finally, using a tile adhesive that is not compatible with the waterproofing layer can cause debonding later, so every layer should be chosen and tested together.

How do you keep a waterproofed pool watertight for longer?

Balanced water chemistry protects grout, adhesive and the waterproofing layer behind them. Aggressive water can slowly erode grout joints and expose the layers underneath, so regular testing and adjustment are worth the effort. Keep the water level within the normal range, because leaving a pool partly empty in the summer sun puts unnecessary stress on the shell and finishes. Good maintenance is what protects your investment in swimming pool waterproofing.

Walk around the pool regularly and look for cracked or missing grout, hollow-sounding tiles, gaps around fittings and damp patches on the deck or in the plant room. Recording the water level over a few quiet days, with no swimming or backwashing, gives you a simple record of normal loss. If that pattern changes, an early inspection is far less disruptive than a full refurbishment.

How can I tell if my pool is leaking or just evaporating?

A simple bucket test beside the pool compares loss rates. If the pool drops noticeably faster than the bucket, it is likely leaking — and we can then locate where.

For shell waterproofing, yes. Some fitting leaks can be repaired with the pool full or partly drained.

Yes. Balance tanks are a common, overlooked leak point and can be treated on their own.

We use systems rated for permanent immersion and pool chemicals, under the tile finish.

Yes, re-tiling is included in the quotation when needed.

It depends on how well the existing tiles and render are bonded. If most of the finish is sound and the leak is local, targeted repairs may be possible. Where large areas sound hollow or the adhesive has failed, full removal gives the new system a sound surface to bond to.

Often, yes. Water that runs off the deck and gets behind the coping can track down the outside of the shell and into the ground or nearby rooms. Sealing the coping joint and directing deck water away from the pool edge is a sensible part of a complete repair.

Yes. Applying the system to a new shell before tiling, then carrying out a water test, is the most reliable approach. It is far simpler than draining and stripping a finished pool later, and any defects are found while the surface is still open.

Yes. Water escaping from a pool shell or balance tank can saturate the ground beside the house, reach plant rooms and show up as damp at the base of nearby walls. That is why we check the surrounding structure during the inspection, not only the pool, and include any related damp in the written report.
