Waterproofing services

One specialist for every surface water can get through.

Each area of a building fails differently. We specify the system to the surface, the exposure and what will sit on top of it — not one product for everything.

Crew applying reflective waterproof coating on a villa roof
Most requested

Flat, sloped and podium roofs — torch-on bitumen under screed, or UV-resistant liquid membranes on exposed roofs with AC plinths, solar frames and pipe penetrations detailed properly.

Bitumen membrane installed on a villa terrace
Whole-house

Roofs, terraces, wet areas, planters and foundations treated as one system — so water stopped on the roof doesn’t simply find the next weak joint.

Balcony · Terrace

Membrane under tiles with correct falls to drains and turned-up edges at doors and walls.

Torch-on system

Reinforced sheets heat-welded with sealed overlaps — the workhorse for roofs and podiums.

Before any repair

Thermal imaging and moisture mapping trace the actual entry point, so you pay to fix the cause — not to break tiles hunting for it.

Problems we fix

Recognise one of these? It usually has a fixable cause.

Every symptom below has a short list of likely causes. Our inspection finds which one is yours.

Membrane being detailed at an AC unit upstand on a roof

Roof leaks after rain

Usually failed upstands, cracked screed or blocked drains — not the whole roof.

Ceiling stains below a bathroom

Water is escaping the shower tray or floor waste.Likely: failed wet-area membrane

Damp or bubbling walls

Paint blistering, salt bloom or a musty smell.Likely: rising damp or external seepage

Balcony leaking into rooms

Water at skirting or under the sliding door.Likely: no upturn at the threshold

Pool losing water

Level drops faster than evaporation explains.Likely: shell or fitting leak

Mould in corners

Black spotting that returns after cleaning.Likely: hidden moisture source

Basement dampness

Wet floor edges and efflorescence on walls.Likely: groundwater pressure

Cracked, chalky roof coating

Old coating broken down by sun and heat.Likely: UV-degraded system

Water tank seepage

Wet patches around a roof or ground tank.Likely: failed internal lining

Standing water on the roof

Ponds that sit for days after rain or AC discharge.Likely: poor falls or blocked drains

Kitchen floor lifting

Swollen cabinets or loose tiles by the sink.Likely: slow leak under finishes

FAQs

Waterproofing questions we hear every week.

Straight answers. If yours isn’t here, send it on WhatsApp.

Still unsure what you need?

Send two or three photos of the stain or area. We’ll tell you what it probably is and whether it needs a visit.

How much does waterproofing cost in Dubai?

It depends on the area in square metres, the system specified, whether existing tiles or screed have to be removed, and access. We price after a free site inspection and give an itemised written quotation per area — so you can see exactly what you’re paying for.

Neither is better everywhere. Torch-on bitumen is a reinforced sheet heat-welded to the substrate, ideal for roofs and podiums that will be covered with screed or tiles. Liquid and PU membranes form a seamless coat that suits complex details, wet areas and exposed roofs with a UV-resistant top coat.

Lifespan depends on the system, how well it is detailed and whether it is protected. A membrane covered by screed and tiles is shielded from sun and foot traffic; an exposed coating needs periodic top-coat renewal. Your quotation states the warranty period for the specific system we install.

In most cases, yes. Thermal imaging and moisture meters narrow down the source before anything is opened, so any opening-up is small and targeted.

Not always. Some leaks are at grout, sealant or a floor waste and can be repaired locally. Where the membrane under the tiles has failed, a lasting repair needs the tiles lifted. The inspection tells you which case you’re in.

Yes. We schedule roof work for the cooler early hours and follow each manufacturer’s temperature limits for application and curing.

After the membrane is installed, the area is ponded with water — typically for 24 to 48 hours — and the space below is checked for moisture. Only then does the protection layer, screed or tiling go on.

Yes — bathrooms, balconies and wet areas in apartments, plus podiums and roofs for buildings. Tell us the tower and we’ll advise what building-management approvals are usually needed.
